Living Through Construction

It is construction — but we take steps to minimize dust, debris, and chaos. We clean up daily and respect that this is your home, not a jobsite jungle.

Often yes, depending on the scope. We’ll be upfront if a project will seriously disrupt daily life (like not having a functioning kitchen or bathroom).

We usually keep it to standard weekday hours. We won’t show up at dawn or blast power tools during dinner unless absolutely necessary and discussed beforehand.

Of course! You can choose your materials, or we can recommend options that balance quality, durability, and budget.

Absolutely. We’re happy to help guide you so you don’t end up with something that looks great online but doesn’t work in real life. Unfortunately not everything is as it seems. Plus there might be options you may not have even been aware of!

We don’t cut corners — unless the plans actually call for cutting corners (haha). We follow building codes, best practices, and our own high standards. We stand behind our work and if something is awry, we will do our best to make it right.

Pricing & Estimates

Every project is different, just like every house. We provide a detailed estimate after seeing the space, discussing your goals, and figuring out what’s realistic for your budget — We price projects fairly — not rock-bottom cheap, not “luxury for no reason” expensive.

Yes & Yes. You’ll get a clear, written estimate that explains Scope of work, timeline, payment schedule, warranty details, and change-order procedures. We want to be on the same page before work ever begins.

Only if the scope changes — for example, if you hire us to build you a new deck & decide mid-project that you also want a pergola and a new sliding glass door installed. These changes are discussed, written out, and approved before we move forward with the changes. In the event of unforeseen obstacles such as water damage, mold, compromised structure due to wood rot or termites, outdated plumbing or electrical etc. These are situations where it is always recommended to have funds set aside in order to best address them. We will always do our best to help you know what your options are in these scenarios.

For larger projects we do. A deposit secures your spot on our schedule and allows us to order materials. Payment schedules are clearly outlined in the contract. If your project does not require a deposit we will make that clear in our initial estimate.
Scheduling & Timeline

We give realistic timelines, unfortunately, not “HGTV timelines.” We’ll outline how long the project should take and keep you updated all along the way.

Start dates depend on current projects, permits if needed, weather, and material availability. We’ll give you an honest start window & timeline with no disappearing acts.

Construction happens in the real world, where weather, inspections, and backordered materials exist. If delays happen, we communicate early and adjust the schedule transparently.
